Programmed Maintenance
Programmed Maintenance is the scheduling of regular preventative maintenance routines covering a variety of areas not covered under Essential Services. Programmed Maintenance schedule is designed to limit the amount of maintenance required over the life of fixture, area or building. Programmed Maintenance can include traditional trades and services such as plumbing, carpentry, cleaning and electrical services.
The objectives of Programmed Maintenance
The objective of Programmed Maintenance is to ensure that every service continues to perform at the same level of operations that existed at the time of its commissioning. Periodical inspections and checks are in accordance with an Australian Standard or other specified methods.
The following are some of the trades included within the scope of Programmed Maintenance.
Electrical

Painting
Carpentry
Cleaning
Pressure Cleaning
Gardening
Requirements of Preventative maintenance
Be scheduled in advance and occur on a regular basis.
Deliver adequate amounts of maintenance to minimize emergency repairs.
Ensure a safe working environment by minimizing health and safety risks.
Prevent the occurrence of major repairs to building throughout its life by identifying maintenance issues through regular maintenance.
Maintenance Records
To ensure proper control of the maintenance program, the following documentation should be provided.
This must list all the items, equipment and operational features that will come under the maintenance routines outlined in the preventative maintenance program. It must also include the frequencies at which the relevant levels of these routines need to be carried out.
The performance of that item at its commissioning, and at any subsequent re-commissioning.
The result of any inspections or tests. These results must then be compared with its original performance.
Any defects identified
Any repairs and/or modifications carried out.
